At the foot of Cockburn Street, between Waverley Station and the Royal Mile, Motel One is close to everything in Edinburgh. It's made a name for itself in the capital as one of the biggest mid-priced hotels in the Old Town, which is in stark contrast to the many big names around it. That's not to say that rates won't be sky-high in the summer, but it will still be more affordable than the neighbors. The 208 rooms are clean, and have shower and toilet facilities.

The hotel is in a great location, right next to the station, its new and the rooms are clean.
Down side is that I paid just under £200 for 2 nights and the room had a faulty light, it flashed non-stop from when from the moment I got in. When telling reception they said maintenance would be in to fix it today but they haven’t. Their only other solution was to downgrade my room (not including a partial refund to reflect the new room) or leave the lights off and only use the lamps. The lamps are fine for the evening but not bright enough to get ready in the morning, the window didn’t help with that either as it has another building literally 1.5m away, so zero privacy. The room was also, so so far from reception, it took ages to get in an out.
I have stayed at Motel One in other locations so had higher expectations but this has been a disappointing stay, especially considering there were other hotels, of equal quality and service, offing a lower price.

Motel One is a very good budget hotel chain. Well run with nice ambience. This location right by Waverley Station is so convenient. Rooms are quiet, no train noise. Short walk to castle , Princes St, St Giles Cathedral and Royal Mile . Nearby Bella Italia is a good inexpensive trattoria. Only drawback is breakfasts are (good) cold buffet but no hot food. Keeps costs down and doesn’t bother me. I use this hotel very frequently

This review comes a bit late, but better late than ever! I stayed at the Motel One Edinburgh Royal at the beginning of November. It’s comfortable, modern, clean and has a great service. I had a problem with my room and they fixed it immediately. The breakfast is amazing! Oh my, you won’t know what to choose! They offer dairy-free and vegan options. Just delicious. The hotel is also very centrally located, so it’s very easy to reach the landmarks. Will stay there again!

Chambre double à partir de £59, moderne, assez spacieuse et très calme. Hôtel idéalement situé entre Old Town et New Town à proximité des principales attractions de la Ville et de la navette pour l'aéroport. Bar agréable au rez de chaussée où est servi un petit déjeuner continental correct a £9,50 par personne.

Our bedroom was ok. Was smaller than on the picture and had more of a motel look than on the pictures on the website. We could not close out bathroom door properly which was a bit annoying and our bedroom was on the ground floor right next to the road and the motels bin containers. But fortunately we didn't hear too much noise.
The bed was big and really comfy. This is one of the very few times I've been sleeping in such a good bed when in a hotel/motel.
