Overall this is a quite nice hotel, and depending on what you are looking for, it could be a five star experience. For me, it was mixed. I booked a terrace suite with city view for my birthday weekend hoping for a nice private space where I could relax and explore the city. While the room was as described, I was disappointed that the terrace view had a large dose of city street with bus stop, and the dividers were not particularly robust. This isn’t the case for all suites, but the one I got opened up into the bar area directly, which was awkward since I entered my room right next to people at tables being served. While the suite was incredibly spacious, but the room design somehow made the most important spaces still feel cramped. The bed was also uncomfortable to me (which it may not be for everyone, but I spend 50+ nights per year in hotels and rarely have this issue).

For pros, the staff was excellent - every interaction I had was wonderful - and the outdoor courtyard looking up on Calton Hill is absolutely stunning. I brought a glass of wine out there on a sunny evening and it was total bliss. The room was clean, and common areas were well maintained.

I would rate the location as neutral. It’s good, but I still felt like everything I wanted to do was at least a 10-20 min walk. Next time I’m in Edinburgh, I’ll probably stay somewhere closer to Waverly Station at this price point, or if I stay at this hotel again, I would book a less expensive room. If booking a suite, I would recommend calling ahead to discuss which room you are getting.

We had a beautiful experience having Afternoon Tea at The Glasshouse recently. The location was incredibly comfortable, the service was outstanding and the food delicious. If you can, pick one of the seating spots by the fire. They are perfect and so cosy. One to repeat in the future, hopefully. I would like to highlight Jonathan, the lovely worker who showed us our way and gave us a lot of insights and information.

My suite looked elegant, but the heating didn't work -- it didn't go past 19C, and that's chilly. It seems to be a long-term problem, as they provide space heaters (which helped heat my room during the second night I stayed here).

Unfortunately, the room looked out on the square that has trams coming and going (ding ding noise!), and then, around midnight, people that may have been staff from the multiplex cinema came out below to smoke, lough, shout. Insufficient noise insulation.

The bathroom was quite nice -- all new -- but why can't they make a shower that maintains the water temperature? Throwback to the 1980's!

I checked out the breakfast situation -- small buffet, no cold cuts, what was there was quite nice. People sitting there had ordered off the menu but apparently waited a long time to get served, waiter was apologizing.

Staff was very friendly. Kind reception checking in.

The location in Edinburgh is superb. I ended walking everywhere (mostly toward old town where I had to be for meetings etc). The new tram takes you all the way from the airport to the hotel. Great location for tourism also.

Rooms were nicely furnished with comfortable beds and decent TV. What let’s it down is breakfast - how can you justify £50 per person for a continental plus cooked breakfast?! Recommend eat elsewhere.

We stayed here when we visited the Christmas Market.
Room - I am delighted to say that the rooms are of a decent size. We stayed in the King bed, Signature Guest Room.

Staff - The staff were very warm and friendly.

Lovely location - right in the city and a walking distance from the train station, shops and the Christmas Market. Easy access to buses, trams etc.

It would have been lovely to have breakfast included in the price.
Breakfast portions were quite small for the price.

Wouldn't recommend this place to anyone. We paid for a suite that was given to another guest when we booked in. This was a really special anniversary for us both. Only to be let down. Some of the staff are nice, but they work at the bar.
