A must-see! Launched in 2013 with the creation of a public park, the metamorphosis taking place in the Arsenal district catches the eye of everyone who passes by this former military wasteland at the southern entrance to the city center, a stone's throw from the Cité de la Gastronomie. The 57-metre-high NTEA, or Nouvelle Tour Arsenal, has a lot to do with this. Scheduled for completion in late 2023, the building will house 60 residential units and 1,000 square metres of office space. Designed by Arte Charpentier and engineered by Dijon-based Elithis, the tower aims to set an example for the future of housing.
The rest of the eco-district, 12.6 hectares in all, will include 1,400 homes and 27,500 square meters of shops, services and public and cultural facilities by 2026. Between the tramway and the banks of the Canal de Bourgogne, in a spirit of social and generational diversity and high architectural quality, the new eco-neighborhood is coming to life with its first residents, a day-care center, a senior citizens' residence...
An abundance of real estate projects. Social landlords launched their projects in 2017, and there are many of them. Grand Dijon Habitat has launched the Rosa Park program, with 84 low-income housing units. It is also building the Rives du Canal residence with 32 affordable and 32 low-income housing units. Habellis, via its Aqisia brand, has delivered the Oxygène program with 56 housing units, and the large-scale Essen'Ciel development, with around 100 homes, is currently under construction. CDC Habitat has started work on Avenue 4, while BVM Promotion is building the 43-unit Confluence residence, Nexity has completed the 53-unit Plaisance residence and BFC Promotion has finished building the 26 affordable housing units at Jardins de l'Arsenal. Finally, Belles Houses comprises 136 homes, including 50 single-family homes built by developers Sopirim and Voisin Immobilier using wood-frame construction. The first units will be delivered at the end of 2023, while Le Pichet will provide a further 100 units.
Seniors have not been forgotten. In early 2025, the Montana program will offer 120 homes in which residents can move in with their furniture and pets. In addition to an apartment "just like home", residents will have at their disposal a wide range of services, from a cinema to a wellness area and a piano bar. Other programs have been launched since 2022, including one by developer Pichet with a 150-unit mixed-use senior residence, and the Village d'or turquoise with 84 low-rent housing units for seniors. Constructa's 120 units complete the range.
A tower like no other. Called NTEA, Nouvelle Tour Arsenal, the 17-storey residential tower designed by Elithis is resolutely modern, with a social heart on the top floor, Le Diamant, featuring a garden, a deck and 2 living-room areas accessible to residents. The positive-energy building boasts a living area of 3,860 m² and a height of 60 metres.
