GRAND DIJON HABITAT - OFFICE PUBLIC DE L'HABITAT
With almost 11,000 housing units, GRAND DIJON HABITAT has become Dijon Métropole's leading social landlord over the decades. Originally created by the city of Dijon in 1926 to build the first emergency housing estates, the social landlord is now over 90 years old. For several years now, its territory of action has been that of the agglomeration, and it is present in 14 of the 23 communes of the Dijon metropolitan area. Since the health crisis, GRAND DIJON HABITAT has worked to improve the relationship between the landlord and its tenants, by setting up a reception service with priority given to appointments.
A constantly evolving range of rental accommodation:
New rental units are offered - Every year, around 150 units are brought on stream. In 2024, several programs were launched, including 79 units at Terrot Town, 70 units at Garden State along the Avenue de Langres tramway line, and 25 units at the Charmette - Varennes - Maupassant residence. At the same time, the 30 homes in the Jacques Martinet residence in the new Arsenal district, to be delivered in early 2023, will benefit from rooftop shared gardens.
In 2025, GRAND DIJON HABITAT will offer its tenants access to a senior residence in the Arsenal district, built in partnership with Montana. The residence's 30 units benefit from both low rents and top-of-the-range services. Some are included in the rent, such as access to the tea room or library; others are optional.
Eco-renovation. GRAND DIJON HABITAT has been eco-rehabilitating its older properties for several years now. In the Fontaine d'Ouche district, the eco-rehabilitation of the Franche-Comté block is now complete. a total of 102 homes are now connected, benefiting from innovations such as heating data analysis. GRAND DIJON HABITAT aims to go even further by focusing on innovation and experimenting with collective self-consumption. By the end of 2024, an additional 1,000 homes had been eco-renovated at Fontaine d'Ouche, bringing this major transformation to a close. By 2027, 80% of GRAND DIJON HABITAT's pre-1980 housing stock will be eco-renovated. For the time being, 83% of the landlord's stock has a label between A and D, compared with 68.6% nationally.
GRAND DIJON HABITAT has converted a former military office building sold by the French government into 20 housing units. Place Wilson, just a stone's throw from the town center, the landlord has completely upgraded and redesigned the space, changing the window frames and updating the paintwork, for example.
A European first. Together with Dijon Métropole, GRAND DIJON HABITAT has taken part in the prestigious European H2020 call for projects. In 2024, two buildings on the Franche-Comté block were fitted with solar panels, generating self-consumption for the entire block. In fact, the energy generated by this solar production was reinjected into the common areas of the 6 buildings on the block, enabling its tenants to save on charges. In future years, this work will enable experimentation with new connected services. In all, almost 400 homes are potentially concerned by these innovations.
In addition, the public office is one of the 5 pilot landlords in France to experiment with the integration of digital architecture in an existing building. This will enable the deployment of solutions and services capable of facilitating home care for the elderly and improving the residential tranquility of tenants. These major eco-rehabilitation projects will make a tangible improvement to the energy performance of GRAND DIJON HABITAT's portfolio, and at the same time reduce tenants' costs and boost their purchasing power. GRAND DIJON HABITAT has committed more than 20 million euros to making the district a reality for the future.
Charging and recharging stations. GRAND DIJON HABITAT is equipped with five charging stations for electric vehicles, which will release the surplus energy stored in the vehicles overnight before recharging them in the early hours of the morning. The charging stations, installed at GRAND DIJON HABITAT's head office, recharge the landlord's fleet of electric vehicles.
The sale of older homes. Each year, as permitted by law, GRAND DIJON HABITAT offers between 15 and 20 housing units for sale. Priority is given to tenants, then after a few weeks to all interested parties, this scheme enables people to become homeowners and thus take a new step in their residential development, in a secure manner. In Dijon, Chenôve and Chevigny-Saint-Sauveur, L'Office is selling selected residences from its portfolio at very attractive prices.
